Custom Cabinets vs. Prefinished Cabinets vs. Refacing and Painting

Custom cabinets are a common request, but they are not always necessary for every kitchen remodel. In many cases, we install more prefinished cabinets than fully custom cabinets.

Many homeowners initially consider custom cabinets because they want a specific style, wood stain, or paint color that may not be available from prefinished cabinet suppliers. Others may choose custom cabinets because they need a unique size or feature that standard cabinet lines cannot provide.

VIP Services’ Custom Cabinets are all plywood construction and come unfinished, in a paint-grade plywood with hardwood fronts and doors, or can be provided in Oak, Ash, Maple and many other wood species. 

Soft Close hinges and drawer slides are common also. Custom cabinet typically range from $150 to $225 per foot, but will vary depending on type of wood (paint grade vs. stain grade). A mid-sized kitchen may be $11,000 to $17,000 in most cases. Painting or finishing would then need to be added to this cost.

The Prefinished cabinets provided by VIP Services are not the builder-grade, low-quality units that give all prefinished cabinets a bad name. These cabinets are made of all plywood construction, and include solid-wood fronts, dovetail drawers, soft-close hinges and full-extension soft drawer slides. No particle board is used in the construction. The baked-on finish is also as durable as an on-site paint coating, which substantially reduced chipping. Most high-quality, shaker-style, pre-painted cabinets will cost $225 to $275 per foot. A standard modern sized kitchen can range from $10,000 to $14,000. Demo and installation cost can be $2500 to $3500.

Cabinet refacing is another very common request. Many clients like the layout of the existing kitchen and cabinet construction, but don’t appreciate the outdated style of the doors and drawer fronts. Out of style doors and drawer fronts are usually the only items that give their standard cabinet boxes this dated look. 

By replacing the doors and drawers fronts with new custom units, dated cabinets can be reface to match the modern clean lines of a shaker-style counterpart. 

We often replace minor trim or crown molding to match this shaker style. If the existing cabinet are stained, most client opt to replace the door and drawers and then paint the interiors and exteriors to complete the transformation. 

This is always a significantly less costly option than replacing all of the kitchen cabinets. While the number of doors and drawers will vary from kitchen to kitchen, an average sized kitchen may be $4500 to $5500 for all custom doors and drawers, which includes demo and installation.

Cabinet Painting

At VIP Services, both new and existing cabinets are carefully masked and spray-finished to achieve a smooth, factory-like result. Cabinets are never brushed or rolled.

After masking the entire workspace, we apply a shellac-based primer. This primer provides strong adhesion when painting over existing stains, lacquers, and painted surfaces. Once primed, all surfaces are sanded and cabinet edges and doors are caulked and filled to create a seamless appearance.

We then apply Sherwin-Williams Premium Urethane Enamel, which provides a more durable finish than standard latex paints. It also produces significantly less odor compared to traditional oil-based finishes.

Using this process, cabinet painting typically ranges from $2,670 to $3,850 for most average-sized kitchens.

While a quality result is important, we believe the process is equally critical. To control dust, we create a plastic enclosure from floor to ceiling and cover surrounding areas outside the workspace. This helps ensure the remodeling experience remains as clean and positive as possible.

Every contractor should provide a written process outlining each step of the project. If it is not documented, it is less likely to be followed.

Granite Countertops and Quartz Countertops

Granite has long been a popular choice for countertops, while quartz has become increasingly common due to its wide range of colors and patterns. Granite countertops are limited to naturally occurring stone patterns, whereas quartz can be engineered to achieve a variety of consistent colors and designs.

Many homeowners choose a Carrara marble look-alike quartz surface, which provides the appearance of real marble without the maintenance challenges associated with natural stone. Unlike granite or marble, quartz does not require sealing and is generally more resistant to staining, making it a practical option for kitchens.

Some advertisements promote countertops at prices such as $35 per square foot, but these prices rarely include important steps required for a finished installation. Costs often exclude demolition, delivery, measurement, fabrication, and installation.

VIP Services partners with several suppliers that sell slabs by the square foot rather than requiring clients to purchase an entire slab, which can reduce material waste and unnecessary cost.

After including all necessary steps, granite and quartz countertops typically range from $135 to $200 per square foot installed. A typical kitchen installation usually falls between $4,500 and $7,400 depending on size and material selection.

Backsplash Tile

When installing a new kitchen backsplash, the existing tile and backer board are typically removed during demolition. Some installers try to salvage the existing backer board to save time and material costs, but this is generally not recommended.

Existing backer board is often damaged or uneven due to leftover adhesive or thinset from the tile removal process. This makes it difficult, if not impossible, to achieve a smooth and level tile installation over an uneven surface.

At VIP Services, we prefer to remove and replace the backer board with new material. The cost of the backer board itself is minimal, and the additional labor required to replace it is small compared to the extra time and difficulty involved in installing tile over old backing.

Backsplash tile is typically installed from the top of the countertop to the bottom of the upper cabinets. Some homeowners choose to extend the tile to the ceiling around the vent hood wall, which can create a strong visual focal point in the kitchen.

Including average-priced tile, demolition, and installation, most backsplash projects typically range from $1,500 to $2,500.

Floor Tile

Including demolition of existing flooring and installation of new tile, floor tile typically ranges from $18 to $25 per square foot. Pricing depends on factors such as the existing flooring material, whether the installation is on the first or second floor, and the cost of the tile selected.

For an average-sized kitchen, floor tile installation usually ranges from $1,600 to $2,600.

At VIP Services, our standard installation includes a narrow grout line to reduce cleaning and minimize discoloration over time. We also apply a grout sealer to help prevent shading, mold, and mildew for approximately one year without additional sealing.

As an upgrade, epoxy grout can be installed. Epoxy grout does not require sealing and provides stronger resistance to mold, mildew, and discoloration over a longer period of time.

 

Wall and Trim Painting

For wall painting, VIP Services uses Sherwin-Williams products, with optional upgrades to premium paint lines for improved durability and cleanability.

Most walls have already been painted previously and typically do not require priming, so two coats of paint are applied to achieve a consistent finish. White ceilings generally require only one coat of paint, and most trim and doors that are already white typically need just one coat as well.

Additional coats can be applied if necessary, but they are usually not required to achieve a clean, uniform appearance.

Painting a typical kitchen, including a breakfast area, generally ranges from $850 to $1,290 and includes paint and all preparation materials.
